No project starts without adhering to compliance and regulations beforehand. These areas include building regulations, fire safety and a fire risk assessment, housing health and safety rating system, accessibility and equality requirements and local authority and planning conditions.  

Compliance starts at the structural level. Fire safety, ventilation, drainage, insulation, and layout must all be correct to ensure the property is safe and legal. Fire safety is hugely important as some tenants may require assistance to evacuate. 

Compliance doesn’t just end there; it is an ongoing responsibility to ensure that the property remains compliant. Regular inspections and testing, leading to high-quality maintenance and audit trails, all ensure this. 

Safety-Led Design and Accessibility Decisions 

Every design decision prioritises safety and accessibility.  This could be from layouts that help minimise hazards, to fixtures and fittings that support independence. Every choice is made with the tenant’s well-being in mind. The aim is to create a home that is warm and welcoming, not mundane and generalised, while meeting all regulatory requirements.

Successful refurbishments rely on strong partnerships. We coordinate closely with care providers, contractors, and local authorities to ensure the properties meet the tenant’s needs. This can be as intricate as rounding countertop corners for the tenant’s needs. Clear communication at every stage prevents delays and keeps the project on track.
