Legionella Management

At Touchstone, we take a proactive approach to managing the risks associated with Legionella and ensuring water systems within our properties are safely maintained. We follow the requirements of the Health and Safety Executive (HSE) guidance, including the control measures outlined in HSG274, to reduce the risk of Legionella bacteria developing within water systems.

Our approach includes carrying out suitable risk assessments, implementing Legionella Management Plans where required, and maintaining appropriate records of inspections, monitoring, and maintenance activities. Water systems are regularly reviewed, with temperature checks, flushing regimes, and other control measures undertaken where necessary to ensure systems remain safe and effectively managed.

Where specialist assessment, testing, or remedial works are required, we work with competent and suitably qualified professionals to identify and manage risks. Through effective monitoring, documentation, and preventative measures, Touchstone ensures water hygiene risks are controlled and our properties continue to provide safe environments for residents and occupants.

Electrical Safety

At Touchstone, we recognise the importance of maintaining safe and reliable electrical systems across all our properties. We ensure electrical installations and equipment are managed in accordance with current UK legislation and industry standards to help protect residents, occupants, contractors, and visitors.

Electrical installations are inspected and tested by suitably qualified professionals, including the completion of Electrical Installation Condition Reports (EICRs) where required. Any identified issues, defects, or remedial works are carefully reviewed and addressed by competent contractors to ensure ongoing safety and compliance.

Our approach includes regular monitoring, appropriate maintenance, and accurate record-keeping of electrical safety documentation, including inspection reports and certification. Through proactive management and working with trusted specialists, Touchstone helps ensure our properties remain safe, compliant, and suitable for their intended use.

Asbestos Management

At Touchstone, we take a proactive approach to managing asbestos risks within our properties, ensuring the safety of residents, occupants, contractors, and visitors. Where asbestos is present or suspected, we ensure that appropriate procedures are followed in line with the Control of Asbestos Regulations 2012 and current UK guidance.

Where required, asbestos surveys are undertaken by suitably qualified professionals to identify and assess any asbestos-containing materials. We maintain detailed records and Asbestos Management Plans to monitor the condition of identified materials, review potential risks, and ensure appropriate control measures are in place.

Any works involving asbestos are carefully managed and, where necessary, completed by competent and appropriately licensed contractors. Through effective planning, regular inspections, and robust compliance procedures, Touchstone ensures asbestos risks are properly controlled and our properties continue to provide safe and well-managed environments.

Gas Safety

At Touchstone, we recognise the importance of maintaining safe and reliable gas installations across all our properties. We ensure that gas systems, appliances, and associated equipment are managed in line with current UK legislation and industry requirements, helping to protect residents, occupants, and visitors.

All gas appliances and installations are subject to regular inspections and servicing by qualified Gas Safe registered engineers, with annual Gas Safety Checks completed where required under the Gas Safety (Installation and Use) Regulations 1998. These checks ensure that appliances are operating safely, ventilation is adequate, and any potential issues are identified and addressed promptly.

We maintain accurate records of gas safety documentation, including Gas Safety Certificates, servicing information, and any remedial works undertaken. Through proactive maintenance, regular monitoring, and working with competent contractors, we help ensure our properties remain safe, compliant, and efficiently managed.

Fire Safety

At Touchstone, fire safety is a fundamental part of our approach to property management and development. We ensure that all properties are designed, maintained, and managed in accordance with current UK fire safety legislation and best practice guidance. This includes the installation and maintenance of appropriate fire detection and alarm systems, routine servicing and testing, fire door inspections and compliance checks, emergency lighting, and the completion of regular Fire Risk Assessments.

We work with competent contractors and specialists to ensure that all fire safety measures are properly maintained, with any identified risks addressed promptly. Our approach includes ongoing monitoring of fire safety systems, ensuring escape routes remain suitable, and maintaining accurate compliance records to support the safety and wellbeing of occupants, residents, and visitors.
